Could 2026 be your year? I hope so. And maybe we can help you with that. Hello and welcome to the Property Unleashed. With me, your host, Mark Fitzgerald. It's great to have you joining me here. So, as 2025 is coming to a close, it's been a very, very hectic year for us here at the Property Unleashed with lots of deals, lots of opportunities, and lots of changes as well in what we're doing and how we're doing things. So, whilst I still have my property businesses that are working for me in the background, giving me the cash flow that I need to live, it gives me the opportunities and the options to be able to go out there and to do different things and grow different businesses as well. All pretty much, I have to say, evolving around property. We do love property investing here. So we have the rent-to-rents going on with the HMOs, we have the service accommodations, and we now also have incorporated social housing and supportive living into our operations, which gives us the opportunity to help others less fortunate than ourselves in finding good accommodation places to live, whilst also still being profitable. At the end of the day, it's not always about the money, but we do need to make sure that we're profitable in what we're doing. And having a brokerage as well, where we can help other investors and other landlords to fill their properties with FRI leases, long-term charities taking on their properties, and of course, making it profitable for them is really, really rewarding for us. Obviously, we do have property education. We have my community, the property unleashed education to action community, which is going from strength to strength. We have lots and lots of members in there now that are going through the different property trainings, that are also joining us on the live coaching sessions and calls. And some of those coaching sessions and calls you've been privileged to through this podcast as well, and been able to listen to those. You know, we're always trying to put the right information out there, the relevant information out there to help people on their property journey. And that is what we are all about. Myself, I have helped out with different education platforms, the Property Investor Network being one of those, where I did the mastermind program back in the day, and subsequently I managed to host and run the mastermind programs for a little while as well. But I've stepped away from that now as I've got my own investments and businesses going, and also the way that I want to try and help and support people as well in their property investing journey. So I have had one-to-one coaching for quite a few years now, and we've had some great success stories with people that I've helped. We do have individual training programs as well, but for new for 2026, I am really, really excited because I'm putting together the property unleashed inner circle mastermind. Now, this is not for everybody. This is also going to have limited spots. So we're really looking at building up a cohort of about 10 to 12 property investors. And that will range from people who maybe are just getting started, but also people who have maybe got a couple of properties or they're not performing right or they just want to be a part of a supportive community. Now, this will give us the opportunity to get in the room six times a year. So you will come and you'll join my good self and probably some of my power team in a room. We've got some lovely venues lined up, I have to say, as well. And what we will do is in that room, we will all talk about what we're doing, how we're doing it, and making sure we stay on track. The people that are in my inner circle will have access to me. They will have access to my resources, to my power team, to the deals that I don't always do because I can't do every single deal. So they'll have an opportunity and access to deals that they can have a little look at themselves and they can do if they want to do. On top of that, we will have a private WhatsApp group. So if there's any issues or problems, they'll be able to ask in the group. And of course, everybody in there will be able to help and support each other. But we will be building in scorecards for everybody in their property investing so they know exactly what they should be doing week on week because they can look at their scorecard, which I will build with them specifically for them to keep them on track so they know what they should be doing, when they should be doing it, and if they are actually getting out there and doing it, and that way we can hold each other accountable to the goals and the targets that we've set for that year. It's gonna be an absolutely, I have to say so myself, amazing experience for everybody in the inner circle. And we have brand new for 2026, the Property Unleashed Master Plan Blueprint, and this is a nine-step blueprint that only inner circles will have mem access to. This is put together by myself throughout building property businesses in the last seven years. So we've got step one where obviously we set and make sure that we design the life that we want. Step two is all about our financial blueprint. Step three is our execution and strategy. Step four will be about getting out there and building our networks. Step five is our asset acquisitions. Step six is our smart systems that we will put into place. Step seven is all about our operational systems and skills and making sure that things can work rhythmically without us. Step eight is business growth, and step nine is our legacy plan. This is not going to be available anywhere outside of the inner circle. There will be modules in this, and this is also something that I can take you step by step through to make sure that you have the foundations in place, you're ready for the execution phase of all of this to make things happen. And then once we start making things happen, we can then look at optimizing each and everything that you're on with and you're doing. For me, as I say, I'm really excited about this because I know that the people in the inner circle are going to get so much help. And this isn't a£20,000 a year mastermind or you know,£30,000 that I see people charging. This is very, very affordable because, as we always say, we want you to spend your money on property deals. And if you're, I'd say East Midlands or upwards, then Sheffield will be a great one for you. The days themselves will be amazing. This is gonna be sitting down, building friendships at last, having your own cohort, which I think will build into a little family, a property investing family that can support you every step of the way.
